Roller Replacement for Leawood's Late-1980s and 1990s Garage Doors

Leawood homes mostly went up after 1989, later than most of the Kansas City area. That build era set the roller and track hardware still running on most doors here today.

Diagnosis first, then the fix

How We Fix It

Most houses in Leawood went up starting around 1989, which puts this suburb well past the 1950-2004 span that covers a lot of our service area. That later build year matters because doors from this period almost always came with steel rollers on steel track, not the older ball-bearing setups you'd find on a house from the 1960s. After three decades those steel rollers wear a flat spot, the door starts binding at the same point in the track every time, and the noise gets worse before it gets bad.

We pull the old rollers one at a time, check the track for the wear grooves a bad roller leaves behind, and swap in new hardware sized to the track you already have. We don't replace track unless it's actually bent or pitted - most Leawood doors we see still have sound track, it's just the rollers that gave out. If a spring or cable looks tired while we're in there, we'll tell you, but this visit is about the rollers, not a full teardown.

We travel to Leawood from our Kansas City base, about 16 miles out, so we plan the trip rather than treat it as a drop-in.

Questions

Frequently asked

Straight answers about garage door repair in Kansas City. Still unsure? Ask us directly.

Do Leawood garage doors need a different roller than older KC homes?

Not a different part exactly, but the timing is different. A door built around 1989 is usually still running its original steel rollers, so it's due for replacement now the way a 1960s door already went through that cycle years ago.

Why does my door only stick at one spot in the track?

That's a flat-spotted roller, not a track problem. The roller wears unevenly and catches the same point every cycle. Once we swap the roller, the sticking stops because the round part of the wheel is turning again instead of the worn flat side.

Can I upgrade to quieter rollers instead of matching what's there?

Yes. Nylon rollers on sealed bearings run quieter than the steel rollers standard on late-1980s and 1990s doors, and they fit the same track. It's a common upgrade request, and we carry both options on the truck.

How cold does it get here and does that affect the rollers?

This area sits in a severe cold climate band, and steel rollers stiffen and bind more in freezing temps than nylon does. That's part of why some Leawood homeowners switch when the originals finally wear out.
